What your budget buys, district by district

Move the slider. Each bar is the floor space your money buys at that district's average asking price, after setting aside the 6% resale tax.

Price is only part of the bill

On a resale flat you pay 6% transfer tax to the Comunidad de Madrid, charged on the price or the Catastro reference value, whichever is higher. A new home from the developer pays 10% VAT plus 0.75% stamp duty instead.

There's a 10% discount on the tax for a main home up to €250,000, a 4% rate for large families, and a 3% withholding when the seller lives abroad. The calculator handles all of it.

Questions people ask first

Can a foreigner buy a home in Madrid?

Yes, foreign buyers can buy a home in Madrid. You need an NIE (foreigner identity number) to sign the deed and pay the taxes, and a Spanish bank account makes paying the taxes and bills much easier.

Is there still a golden visa for buying property?

No. Spain ended residence by investment, including the €500,000 property route, on 3 April 2025 (Ley Orgánica 1/2025). Buying a home no longer gives you a residence permit by itself.

How much tax do I pay on a resale flat in Madrid?

Transfer tax (ITP) of 6% in the Comunidad de Madrid, on the price or the Catastro reference value if that is higher. A main home up to €250,000 gets a 10% discount on the tax, and large families pay 4% on their main home.

What does a new-build home cost in tax?

10% VAT on the price, paid to the developer, plus 0.75% stamp duty (AJD) on the deed. Officially protected homes of the special regime pay 4% VAT.

Which districts are cheapest?

By asking price per m² in September 2026: Villaverde, Puente de Vallecas, Usera, Carabanchel and Villa de Vallecas. They are also the districts where prices rose fastest over the year.
